
Yimby gave a glimpse into the future of the empty lot located on the corner of Park Avenue and 116th Street, announcing that permits have been filed for a ten-story mixed-use building with affordable housing at 1638 Park Avenue. The lot is one block west of the 116 Street subway station, serviced by the 6 train. Bernard McNamee, Managing Director of Affect Property Group is listed as the owner behind the applications. Marin Architects is listed as the architect of record.

The proposed 103-foot-tall development will yield 18,711 square feet, with 17,235 square feet designated for residential space and 1,476 square feet for commercial space. The building will have 24 residences, most likely rentals based on the average unit scope of 718 square feet.

The concrete-based structure will also have a cellar but no accessory parking. A ground-breaking date was not announced and no other information was immediately available.

The currently empty lot is directly across the street from Urban Garden Center on 116th Street and one short block away from the historic La Marqueta on Park Avenue in East Harlem.
